Buy or keep renting: what's left after you leave?

Buy a Dubai apartment with a mortgage and sell it when you leave, or keep renting and hold on to your cash. No investing is assumed. Everything is calculated in your browser.

Resale outcomes by holding period Projection

What you'd get if you sold after each holding period, under each price scenario. The scenarios are hypothetical constant rates; hover a scenario to see the historical period it's based on.

Sale price vs break-even, by holding period

Each coloured line is the sale price under one scenario. The black dashed line is the price you need to get back the cash you put into the property (deposit, fees and principal repaid). The orange dashed line is the price at which buying leaves you with as much as continuing to rent.

Dubai market history Historical

Major downturns

How often did a hold end below the purchase price?

    Communities

Observed median resale AED/sq ft from the DLD register (a community needs at least 20 resales in a year to be listed). Only three snapshots are published, and medians move when the mix of buildings sold changes, so treat these as indicative. Individual buildings can differ materially from their area's median.

    Compare properties

Save the current inputs as a property, change the inputs for the next one, and compare them side by side. Each property keeps its own inputs, including its comparable rent. Wealth rows show net wealth from buying minus continuing to rent.

What the buyer has at the end

Separates property equity, principal repaid and cash. Getting money back from a sale is not profit: the comparison with renting is what tells you whether buying paid off.

Buying: total cash paid vs economic cost

    Net wealth over time Projection

Buyer: net sale proceeds plus cash, if you sold at the end of each year. Renter: cash.

    Cumulative housing cash outflow

Buyer: upfront cash, mortgage payments and running costs. Renter: rent and renter costs. DEWA and internet excluded.

    Annual housing cash-flow difference

Cost of owning minus cost of renting in each year. Above zero, owning costs more and the renter keeps the difference as cash; below zero, the buyer does.

    Mortgage & equity

Outstanding loan, principal repaid, and equity (property value minus loan)

    Property appreciation sensitivity
